HYL TO MERGE WITH PERKINS&WILL
HYL, an award-winning, woman-owned interior architecture and workplace strategy practice with built projects across the U.S., merged this month with the world’s second-largest architecture and design firm, Perkins&Will. The union reflects the firms’ shared commitment to designing high-performance, healthy workplaces that enhance people’s lives, and—more broadly—to promoting diversity in the design profession.
“This is an exciting time with so much opportunity ahead of us,” says Damon Sheppard, managing director of Perkins&Will’s Washington, D.C. studio. “Together, we’ll scale up our interior design practice to do even more inspiring work locally and nationally, and continue to provide outstanding service to more clients across more market sectors. We’re looking forward to welcoming the HYL team and working together to make a positive impact through great design.”
Founded in 2014 by CEO Catherine Heath, HYL has built a reputation for excellence in corporate office design and workplace strategy, particularly for law firms. Its portfolio includes the law office of Williams & Connolly in Washington, D.C. and the New York office of global investment firm Carlyle, among a spate of other projects across the U.S.
“We have been looking for a way to scale up our studio to serve our clients nationally and internationally. Joining Perkins&Will is a strategic move that will allow us to focus our time on design excellence and client service while also expanding our capabilities through complementary services. HYL TAKES A BITE OUT OF THE BIG APPLE
HYL is growing!
We’ve been so successful with our recent New York projects that it only seemed natural that we should establish a permanent location in the City. With several New York projects on the boards and a couple others due to be completed by the end of this year, we have various opportunities that are keeping our teams in both New York City and Washington, DC humming along as “one firm.”
And as HYL grows, so have the responsibilities of our leadership team. Catherine Heath’s focus has shifted to a global oversight of the firm as our CEO. Whitney Loke has taken over the reins of Managing Principal. And the firm’s financial direction will now be under Valarie Young’s guidance as CFO. To lead the New York office, Catherine brought Sarah Gerber on board as she has many years of experience working in the City across various project types; she and Catherine share a connection that goes back to their days at Skidmore, Owings & Merrill (SOM) which facilitated a smooth transition for the new location.
This expanded version of HYL will continue its design legacy (almost ten years strong!) across other areas of expertise in addition to across state lines. Along with our impressive experience with legal clients, we will also be engaging other sectors, including corporate, landlord, as well as financial. We’ve just begun to tap into the depth of our team’s thought leadership within the various workplace environs and are looking forward to ten more years of continued growth.

TENANT EXPERIENCE TRANSFORMED
AT 1001 PENN AVE NW
HYL’s design team worked alongside Nuveen, Hines, and Cushman & Wakefield on this incredible trophy building project and were honored to have transformed the office and tenant experience at 1001 Pennsylvania Avenue NW.
HYL highlighted the building's atrium space with a new conference center amenity hub. Our design team created an impressive two-story flexible multi-purpose room accompanied by adjacent small conference and lounge spaces. The interconnecting stair also promotes activity, mobility, and connectivity in the amenity hub. This new amenity hub is surrounded by a series of six speculative office suites of varying sizes, allowing the leasing team and potential tenants the flexibility to tailor the boundaries of the suites as needed.

CARLYLE DC WINS IIDA MAC
PREMIERE DESIGN AWARDS
HYL Architecture's client, Carlyle, won the IIDA MAC Premiere Design Award for Corporate Interiors Over 100,000 SF for their offices in Washington, DC.
The phased in-place renovation of Carlyle’s existing office realigned their space to echo the values of the firm while expanding and consolidating offices. A central hub around a four-story interconnecting stair reflects their principles of transparency and collaboration.

PERATON RELOCATING HEADQUARTERS
TO RESTON, VA
HYL Architecture is pleased to announce our client, Peraton, will be relocating its 100,000 SF headquarters from Herndon, VA to Reston, VA. Peraton is expected to move to its new headquarters at 1875 Explorer Street in Reston Town Center by September 2022. This national and regional hub will house Peraton’s corporate leadership along with major operations for three business sectors, its Mission Capability Innovation Center, and will provide both physical and virtual working environments for employees.

ELIAS LAW GROUP ANNOUNCES MOVE TO CAPITOL CROSSING'S 250 MASS AVE.
HYL is excited to announce our client, Elias Law Group, has signed a lease at Capitol Crossing’s 250 Massachusetts Avenue NW. This will be the firm’s first office in Washington, DC and the HYL team is honored to support Marc Elias and his Partners on this new endeavor.

CHOICE HOTELS INTERNATIONAL
MOVES TO HEADQUARTERS IN BETHESDA
As seen in
Bisnow, Choice Hotels International will be relocating its headquarters from Rockville to a new 16-story office building in North Bethesda. HYL was hired in early-2020, and has been working closely with the Choice Hotels management team and Savills to select a highly visionary and innovative HQ. Base building modifications and extensive programming helped our client select this new building as they were able to tailor the design to their own use. Choice Hotels is planning to move into the new space by the end of 2023.

HYL REIMAGINES POST COVID WORKPLACE DESIGN IN THEIR NEW LOCATION AT THE WESTORY
HYL is pleased to announce our upcoming move to the newly repositioned Westory building in DC. HYL is creating a ‘destination office’ that will be a model for the post COVID hybrid work environment, exemplifying many of the workplace strategies and best practices that HYL has been researching for the last year. The new office design will include numerous choices for working that are both open and enclosed, and will also include a number of features to enhance health and wellbeing.

WILEY LLP RELOCATES TO NEW HQ
AT 2050 M STREET NW
HYL Architecture is excited to partner with Wiley LLP on the design of their headquarters at 2050 M Street. The move to the newly-completed trophy building will allow the firm to align their office space with their recent re-brand “Wired Into Washington, Felt Across the World” including a prominent, ground floor reception area on the corner of M and 21st Streets NW. MORGAN LEWIS WINS BEST REAL ESTATE DEAL OF THE YEAR
HYL is pleased to share that The Philadelphia Business Journal has awarded the lease deal for Morgan Lewis the 2020 Best Lease in the City. The deal formalizes the lease agreement for a new, full building office for Morgan Lewis at 2222 Market St. in Philadelphia.
As the interior architects for the project, HYL is proud of the critical role our team played in the multi-partner collaboration that led to this milestone. The building interior is currently in the design phase, with an expected move in first quarter of 2023. Click here for more information.

TENANT LEASE FOR WILLIAMS & CONNOLLY LLP WINS NAIOP DC|MD AWARD OF EXCELLENCE
HYL is pleased to share that NAIOP DC | MD has awarded an Award of Excellence: Best Real Estate Transaction to the 15-year tenant lease with our client Williams & Connolly LLP.
